Renovation of a mixed-use development in Corning, Iowa. Completed plans call for the renovation of a 3,000-square-foot municipal facility; and residential development. The bids are for a single Prime Contract for the interior renovation of the Widener Building at 729 Davis Ave., originally built in 1885. The Widener Building is a contributing element to the Corning Commercial Historic District. The building contains two structural floors, and a full basement with approximately 3000 SF on each level.

The building will be renovated to include lower level and level one retail space, level one office space, and two upper-level living units. The primary elements include: New mechanical, electrical, plumbing and technology throughout. Removal of a portion of the level one floor to create a double height space on the lower level New lower-level concrete floor Creation of a 1-hr fire separation between level one and level two Creation of a 2-hr fire separation between the Widener and adjacent buildings. New code compliant sprinkler system throughout. Build out of commercial spaces including restrooms and kitchenette, new lighting, plumbing fixtures, and finishes. Build out of residential spaces, including new lighting, plumbing fixtures, and finishes.
